Resort Management for Condo Associations & HOAs
Is your community a resort at heart, but run like a patchwork of individual listings? Sunny Orange Stays operates turnkey rental programs for condo associations, HOAs, and boutique resorts on Florida's Gulf beaches, with one accountable local team, one set of house rules, and one branded booking site. You're looking at one right now.

- Your association's rules built into every booking: occupancy, parking, quiet hours, pool, pets
- No cost to the association. Owners opt in individually and we take care of everything
- Local, family-owned team
20+ people based in Clearwater, on-site when it matters - 100+ properties managed
including two resort programs on Clearwater Beach - Rules enforced, guests screened
every reservation, every time - Owners earn more
dynamic pricing + direct bookings + top-host status
Short-term rentals are happening in your community either way
Most resort-style condo communities on the Gulf beaches already have owners renting. The question for the board is not whether rentals happen, but who runs them. Ten owners hosting ten different ways means ten sets of guest instructions, ten cleaning standards, ten people to chase when the pool rules get ignored at 11pm.
A resort program replaces that patchwork with one accountable, local operator, working under your association's rules, with a single point of contact for the board and a consistent, resort-quality experience for every guest.
- Different hosts, different rules
- Guests nobody screened
- Board chases individual owners
- Inconsistent cleaning & upkeep
- Reviews drag down the whole property
- One operator, your rules, every booking
- Every guest verified before arrival
- One local contact for the board
- Professional housekeeping standards
- Five-star reputation for the property
A Turnkey Resort Program, Step by Step
From first conversation with the board to the first five-star review, we handle it end to end.
We Meet the Board
We walk the property, review your governing documents and rental restrictions, and agree on the house rules the program will operate under.
Owners Opt In
Participation is voluntary and unit by unit. The association signs a master agreement appointing us as the community's rental manager; we then present to owners, answer questions, and sign each participating owner individually. No cost to the association.
We Launch Your Resort
A branded booking website for your community (like this one), plus listings on Airbnb, Vrbo, Booking.com and more, with professional photos and one consistent story.
We Run It
Guest screening, check-in, housekeeping, inspections, maintenance coordination, and 24/7 guest support, all under your rules and all from our local team.
Everyone Sees Results
Owners get monthly statements and direct deposits. The board gets a single point of contact and a quieter, better-run property.
What Your Community Gets
Built for the realities of a shared property: neighbors, common areas, and a board that answers to everyone.
Your Rules, Enforced
Occupancy limits, minimum stays, parking, quiet hours, pool and dock rules, pet policy: written into every listing, every rental agreement, and every guest message.
Every Guest Screened
Age requirements, identity and booking verification, and damage protection on every reservation. No parties, no surprises for your neighbors.
One Point of Contact
A dedicated resort manager the board can call. Complaints, questions, and after-hours issues go to one accountable person, not a list of owners.
Local, Boots on the Ground
Our office and 20+ team members are in Clearwater. Housekeeping, inspections, and maintenance response come from people who are minutes away.
A Branded Resort Website
We build and run a dedicated booking site for your community, so guests find and book your resort as one destination, not scattered listings.
Resort-Quality Housekeeping
Professional turnovers, pre-arrival inspections, and our own laundry operation, so every suite in the program meets the same standard.
Preventative Maintenance
Routine inspections inside participating units catch leaks, AC trouble, and wear before they become the association's problem.
Owners Earn More
Dynamic pricing, top-host status on Airbnb and Vrbo, and a direct booking site with lower fees. Participating owners see it in their statements.
No Cost to the Association
We earn a percentage of rent from participating owners. That's it. The association pays nothing and keeps full control of its rules.
Resort Programs We Operate Today
Two Clearwater Beach communities already run this way. Each has its own branded booking site, its own house rules, and the same local team behind it.

Association & Board FAQ
Straight answers to the questions boards, HOA presidents, and condo owners ask us most.
Does the association pay anything?
No. There is no fee for the association. We are paid a percentage of rent by each owner who chooses to join the program. The association signs a master agreement appointing Sunny Orange Stays as the community's rental manager, sets the rules we operate under, and gains one accountable operator to call.
Do all owners have to participate?
No. Participation is voluntary and unit by unit. Full-time residents, owners who never rent, and owners who prefer to keep their own arrangement are unaffected. Programs typically start with a handful of units and grow as owners see the results.
How do you enforce our rules with guests?
Your rules are written into the listings, the rental agreement every guest signs, and the automated pre-arrival messages. We set occupancy limits and minimum stays to match your documents, verify every guest before arrival, and our local team responds to issues, including after hours. Guests who break the rules answer to us, not to your board.
Our documents restrict rentals (minimum stays, approval, caps). Can this still work?
Usually, yes. We build each program around the community's actual restrictions, whether that is a 7-night minimum, a 30-day minimum, tenant approval, or a limit on rental units. We also run monthly and seasonal rental programs where nightly rentals are not permitted.
Who handles licensing and tourist taxes?
We do. Every unit in the program is set up with the required Florida vacation rental licensing and local registrations, and we collect and remit the state and county tourist taxes on every booking. Owners and the association never touch it.
What about damage to units or common areas?
Every reservation carries guest-paid damage protection, and every guest is verified before arrival. Incidents are documented and handled by our team, and because we know exactly who was in which unit and when, accountability is never a mystery.
What do participating owners actually receive?
Full-service management: listing and marketing across every major channel plus the resort's own booking site, dynamic pricing, guest screening and communication, housekeeping and inspections, maintenance coordination, and monthly statements with direct-deposit payouts. Owners keep the right to use their unit whenever they like.
We already have owners renting through other managers. How does a transition work?
Gently. Owners join as their existing arrangements allow, and we honor bookings already on the calendar. Most transitions are complete within a season, and the board sees the difference in guest quality and consistency well before that.
